Overview
Steinberger Construction partnered with Rockland Flooring to design and build a new 82,500-square-foot manufacturing and warehouse facility in rural Monon, Indiana. As a trusted design-build partner, we collaborated with Butler Manufacturing, KJG Architecture, and TBIRD Civil Engineering to bring Rockland’s complex vision to life, safely, efficiently, and under budget.
With no city utilities available, the project required custom infrastructure including a new Presby septic system, a fire suppression pond and pump house, and a new state-approved highway entrance. To meet the client’s unique operational requirements, the warehouse included five recessed docks for full-length flatbed trailers, two 4-ton overhead cranes, and a vacuum lift hoist system integrated into the building’s structure.
One of the most significant engineering challenges was constructing a 150-foot clear span building with no interior columns, and a varying grade elevation that required both a 6-foot grade beam wall and elevated structural systems. The facility also includes 4-foot concrete push walls to accommodate the use of large forklifts and prevent damage to the building perimeter.
A two-story office wing supports operational needs with a conference room, breakroom, first aid area, restrooms, and private offices.

At Steinberger, safety isn’t just a goal, it’s a mindset. This project logged over 25,000 manhours without a single recordable injury or near-miss incident. We tracked 45 leading safety indicators and implemented preemptive strategies to mitigate risks before they became issues.
During early planning, we identified unique site safety concerns, including insufficient storm sheltering, the presence of active theft in the area, and limited local emergency resources. We responded with proactive plans:

- Coordinated emergency protocols directly with regional first responders
