United Animal Health Processing Facility
Design-Build | Precast & Pre-Engineered Hybrid Facility | 62′ x 200′ Warehouse | Operational Continuity During Construction
Project
Overview
United Animal Health partnered with Steinberger Construction (SCI) to expand its Sheridan, Indiana operations with a new 62′ x 200′ warehouse. Designed to support a belt conveyor system between the mill building and a new robotic bagging and palletizing system, this facility improves material flow, process automation, and operational efficiency.
The project began with the demolition of a mixed construction warehouse composed of wood-frame and pre-engineered structures. In its place, SCI constructed a hybrid structure consisting of precast insulated wall panels and a Butler pre-engineered metal roof system. This configuration allowed for structural versatility and long-term performance.
The warehouse was strategically positioned to connect the existing mill building, office, truck shop, and storage warehouse through corridor bays, steel doors, and insulated panel transitions. Despite being a replacement project, the expansion respected the footprint and function of ongoing production activities.

Safety
First
Constructed within the footprint of an active facility, this project required heightened attention to safety and sequencing. Careful planning allowed United Animal Health to maintain full mill operation and feed production while construction was underway.
Daily safety inspections, phased access management, and clear contractor-owner communication ensured a secure jobsite. The result: zero OSHA recordables, full operational continuity, and a smooth handoff to the owner.
Built For
Performance
The facility features a Butler widespan structural system with 30′-0 bay spacing and MR-24 standing seam roof, designed with both perpendicular and parallel transitions to meet existing parapet conditions. Flexible membrane connections and internal storm tie-ins allowed smooth integration with existing infrastructure.
The 12″ thick insulated precast wall panels were engineered for 3-hour fire protection and installed independent of the structural frame to meet code requirements. Each panel required six cast-in-place foundation embeds and DBR inserts at 40″ OC to tie back to the slab.
A radiant floor heating system was installed within a 6″ slab and powered by a dual-boiler high-efficiency system. Supplementary solar collectors provide clean energy integration with potential for zero monthly heating costs.
The facility includes two framed overhead door openings for future dock installations, a hangar-style door, high-speed inter-building doors, louvers and exhaust fans for ventilation, and ample windows for natural lighting.
Partnership
